So she lets you live there, lets you set up a station, and has a car?  And 
you want to move?  Have you been running the amp with the cover off?As for 
the landlord:  If you are a fan of old TV shows, try the "Bosom Buddies" 
thing and wear a skirt, or the "Three's Company" thing and blow the guy a 
kiss every so often.
