Expect at least 50 F above your hottest day in a typical house. If the office is an industrial building that uses the space above the ceiling tiles as a plenum to return air to the air conditioning, expect temperatures of 20 - 30 F above the office temperature. Think about servicing the hub while balancing atop a 10 foot ladder - you should have good, safe, all-around access - like a mezzanine. Consider a light-weight box with an air conditioning duct piped through it - the ducts DO run through the attic, don't they?
