My son has a friend whose father worked on the road crew for Suffolk County who bought land on Dune Road (further out East from us on the South Shore, barrier island, uber hi-rent district) that was under water but he knew that there was going to be channel dredging and sand deposited there.
 
Uhhh.... just how far out into the ocean can you buy?  Is the Marianas Trench available?
