Depending on the design and where the insulation is, you could expect
temperatures in excess of 120 F here at lat. 45 on a 70 F sunny afternoon
and as cold as your coldest nights.  Expect at least 50 F above your
hottest day in a typical house. If the office is an industrial
building that uses the space above the ceiling tiles as a plenum to
return air to the air conditioning, expect temperatures of 20 - 30 F
above the office temperature.

Think about servicing the hub while balancing atop a 10 foot ladder -
you should have good, safe, all-around access - like a mezzanine.

Consider a light-weight box with an air conditioning duct piped through it -
the ducts DO run through the attic, don't they?

Watch that you don't exceed cable temperatures by running them over
heating pipes or pot lights.
