octek 20+ Bios flash

Trying to run a AMD K6-2 300
on a octek 20+ mobo
I downloaded 98052.bin from www.oceanhk.com (octek homepage)
but when I try to flash it , I get :

"System was not new Award bios version
please updata rom bios first"

I'm booting from a dos 6.2 start disk, have shut off shadowing in setup.
reset the cmos (jumper)
and everything else I can think of.
I can flash with the older R2097051.bin
but I already have that revision.
