In 1998, Douglas Leigh told me his ideal project for the "new" Times Square:

"if the Times tower came down, we'd build a 30 story building on the lot on
the south side of 42nd Street, with a waterfall 30 feet high, dropping
[across 42nd Street to the north side of the street] 3 stories down, into the
3rd basement of the Times building".
