I did some work for an architect who specialized in very nice stone and wood
churches. (No exterior painting, although there was wood preservative to be
applied every so often.)  He spent some time explaining his reasoning for
not putting HVAC and other equipment in the attic or basements of his
buildings:  He put that sort of thing in a big well lit closet right next to
the kitchen so that it would be easy for the church members to access the
equipment to change filters, flush water heaters, etc.

He also used all french drains, no gutters or downspouts to be cleaned,
around the buildings, and there were conditions regarding the washing of
windows and some other things, as well as many provisions stubbed up to
facilitate expansion.  It was obvious that he had given quite a lot of
thought to the future uses of his buildings. He was a very busy architect,
but not so busy that I didn't occasionally find him on one of the jobs,
framing.  He was one of the only architects I worked with ever, who actually
detailed the blocking for my specialty products.  ("If it's not shown, it
won't get done.")  He called himself an architractor.
