Nor can you contract out responsibility. I am often advising my building
owner clients that they cannot contract out responsibility for caring for
their buildings. A tradesperson or contractor may offer a warrantee on their
work for some period of time, but ultimate responsibility for that work
remains with the owner. The owner is responsible for selecting those who
will do good work, the owner is responsible for giving them enough money and
good will to do good work, the owner is responsible for maintaining the work
after it is done.
