This is a cross-post from DIRT, the Real Estate Lawyers Listserv:

"A citizens group is interested in acquiring a preserving a religioius
retreat property in a scenic and valuable area.  Several other potential
buyers have similar plans.  The religious group is inclined to sell it and
restrict the property to its traditional purposes.  But the local school
district wants to acquire the property for its high school, which would
wholly alter the character of the property and the neighborhood.

"The neighborhood group needs a connected, savvy, lawyer engaged in eminent
domain and development work.  One possibility, if Oregon law works this way
(I think it does) is to control the use of the property as a school through
zoning.  The religious group is represented by a high quality law firm, but
it has less interest in a protracted battle than the other potential buyers.
