Client pays top $$$ for custom highly engineered German windows then adds a
premium for "teak" that will last close to forever and then Tischler decides
additional rubber gaskets are needed which will last a few years at best and
finally Tischler says they will maintain for 10 years? It seems the owner is
getting "hosed", no?

Well onto things we can help with... It appears that a chamber test is what
you need. It would be independant and give you results of wind and water
infiltration that can be compared against your code or specification
requirements. Chamber testing at or near grade is not too expensive
(depending on your perspective and who is paying for it) but we have done
them 30 stories up and that can get expensive especially when the contractor
who hadn't been paid for his work has to run the tests! Hope this is not
your case.

What does Mr. (or Ms) Tischler have to say?  [Leland Torrence] If they exist
we are not that high up the food chain.  Are they stepping up to the plate
or hanging you out to dry as the GC? [Leland Torrence] They have definitely
stepped to the plate.  Guys from Germany on site.  Team working diligently,
including engineers.  The latter should be hard if they did the installation
themselves, and I bet you're goddam glad about THAT.  [Leland Torrence] Best
profit I wouldn't have made. [Leland Torrence] There is another job up the
coast and inlet or two that used a local installer, same problems, but lots
of people to point fingers.  Do you have any sense of where the leaks occur
-- one or more locations within the window assembly; within the sash; at the
frames, meeting rail/stile, perimeter of sash, frame/casing/brick
mold-to-cladding joint?  [Leland Torrence] Leaks are primarily at awning
heads and verticals at sliders.  Are ALL the windows leaking? If not all
leak, is there some pattern to the good vs. bad ones?  What flashing is
there, who installed it, and was it installed properly?[Leland Torrence]
The problem is the design.  The top of the awning window is a reverse lap in
teak.  The first gasket is interior to the lap joint.  The solution is more
gasketing and adjusting of the motors to get a tight fit.  The problem is
that this will need maintenance.  We have already gotten Tischler to agree
to maintain gasketing for ten years and inspect annually.  They have been
terrific in their attentiveness.

 

Did the Architect provide bad details which you (or Tischler) followed, good
ones you (or T) ignored, or did he give nothing to nobody?   What does the
Architect have to say about this sad state of affairs?  Is he too dumb to
have an opinion, or too smart to open his mouth?[Leland Torrence]   The
Architect is excellent, clever and one of the best I have worked with.  The
engineering design for the window was accepted based on ASTM tests (not for
entire assembly, not required)  and the guarantees of a premier window
fabricator.

 

Who is doing what retrofitting, and what does Tischler have to say about it?
If they're doing it, are they guaranteeing, or walking away from, the
results?  If somebody else, what happens to whatever guarantee Tischler
gave?  [Leland Torrence] As mentioned above, they have committed to doing
whatever it takes.

 

The ASTM field tests ought to be able to show where the leaks occur, and
whether the problem is within the window, where the window meets the
cladding, or whether the problem is actually within the cladding.  The test
results may or may not show that the windows meet whatever standards they're
supposed to, but you might be just as well off if all they do is tell you
what's wrong.[Leland Torrence]  Well, we know where they leak from the down
and dirty field water tests already done.  We know the leaks are in the
window system and exactly where they are.  We have a solution of sorts that
Tischler is confident will keep the water out.  What we need is a good set
of parameters and independent testing group that will test for wind and
water.
